A strong sale does not begin when the listing goes live. It begins when the owner defines the objective, gathers reliable information and turns the property into a clear proposition for the market. This guide organises the decisions that shape the process.

1. Start with the reason for selling

Understand why the property is being sold and what must happen next. A move, an estate reorganisation or the disposal of an investment asset will have different timelines and negotiation margins.

2. Position the property before publishing it

The asking price should reflect comparable evidence, active competition, condition, location, demand and negotiation margin. The owner’s emotional value may not be the value recognised by the market.

3. Prepare presentation and documentation

Photography, light, organisation, minor repairs and an accurate description help buyers understand the property. The aim is a fair and confident first reading, not hiding limitations.

At the same time, confirm ownership, property identification, energy certificate and other relevant documents. Resolving inconsistencies early reduces delay and uncertainty.

4. Build exposure and qualify interest

Promotion should reach the right audience through suitable channels. When appropriate, collaboration with other agencies and consultants may extend reach while keeping one clear point of contact for the owner.

More enquiries do not automatically mean better opportunities. Productive viewings require context around motivation, readiness to proceed, financing and timing.

5. Compare offers as a complete set of terms

An offer includes price, deposit, financing, deadlines, conditions, included items and handover. The highest number may not be the strongest offer if execution risk is materially higher.

Before accepting, clarify each commitment, responsibility and milestone through to completion. Clear terms make the transaction more executable.
